Going into the licensed trade Fred Barrett & Son have been advising clients since 1908 and we believe that we are in the best position to find you a suitable house after a personal meeting. Please contact us for a preliminary, no obligation, discussion.

For now, these notes may help those new to, or moving within, the licensed trade.

Licensed Property Valuers This is a professional service in which we visit the premises, produce and value the inventory; and - in the case of leasehold and freehold public houses - provide a value of the premises.

The Inventory is a complete list, which may contain such things as the fixtures and fittings in the trading areas as well as kitchen and bar equipment. It is usual that the Inventory is bought by an incoming licensee, sometimes forming a major part of their capital investment. On the day of change we revisit the house to check the inventory on your behalf. We also deal with safety testing of all relevant gas and electric appliances. More detailed information can be given regarding this.

Ermine WayStocktaking is part of the package of services for a new licensee and is available on a regular basis to assist in the management of the house - offering a wide choice including computerised results which detail sales of individual items. As the purchase of the stock and glassware forms part of the ingoing capital we attend to the day of change to carry out a stocktake on your behalf.

Insurance As an Insurance Broker we can obtain competitive, extensive Cover - usually with low excesses - in a package tailored for the licensed trade. The package may include the attractive option of payment of premiums by instalment. Quotes are available - please telephone.

Tenancies As we are specialists in the field, Brewers, Pub Companies etc. and private owners of licensed houses notify us of their vacancies. The information they provide enables us to prepare letting details of the houses for our clients, giving detailed information on each of the houses available.

Having registered with us we can send you details of properties we feel match your requirements, arrange for you to view the premises and process with your Brewery application.

Capital investment The amount of Capital required (the Ingoing Figure) represents:

  1. The purchase of Trade Fixtures & Fittings (The Inventory). This obviously varies according to quality and quantity.
  2. The Brewers deposit. This varies in amount. It is held by the Brewery throughout your Tenancy as a safeguard against non-payment of Accounts etc. Interest is usually paid on this and the amount is returned to you after vacation of the Premises.
  3. The purchase at valuation of Stock, Glassware, Crockery and Cutlery etc.
  4. Our professional Fees - full details will be given once you have been appointed for a house.
  5. Advance rent. Often you are required to pay a week, a month, or a quarters rent in advance.Pub Loan banner
  6. Training course fees.
  7. Sometimes the Ingoing will include an amount for Working Capital. This is an amount for improvements etc., that you may wish to make.

GainsboroughBusiness Plan This can only be produced once a particular house is under consideration and we can offer specialised assistance starting with our Business Plan Guide. This includes up to date prices and example Profit & Loss Accounts, typical wages and inventory depreciation costs - all backed up by sample calculations. Once you have chosen a specific house you will need to complete a Feasibility Study.

Will the pub be profitable and how will you make it a better business? It will be necessary for you to compile a Business Plan. This is not just a Profit and Loss Account (although this is very important). A well researched plan will also highlight those areas of the business which can be improved and show ways to maximise the opportunities of the house. A good starting point is to carry out an analysis evaluating the advantages and disadvantages of the pub.

A well prepared Business Plan / Profit & Loss Account can often mean the difference between getting the pub of your dreams or being rejected !
